There are several things you’ll want to do in preparation to sell your home. Here is a helpful list to get you started.
- Start by de-cluttering your home. Rent a storage unit, so you can pack and move all none-essential items out of the house. If you pack and store these items, along with extra furniture that takes up too much space, you are half way there when an offer is accepted on your home.
- Take down and pack ALL family photos and personal trophies. Buyers should focus on your home and the floor plan, not your photos and awards.
- CLEAN your house. Seems kind of basic. But, clean houses show pride of ownership.
- Replace old or broken light switches and cover plates.
- Give your interior walls fresh paint if needed. Crazy wall colors should be re-painted in a neutral color.
- Remove dated wallpaper and paint those walls a neutral color.
- Dress up your front porch. Plant fresh flowers in the flower beds. Add a flower pot near the front door if you have room. Trim your bushes and trees if needed.
- If you have children, pack all none-essential toys and clothing and store them. Organize toys in neat storage boxes in their rooms.
- Empty and organize your closets. You want closets to be clutter free.
- Clean your fireplace. If you have a wood burning fireplace, remove all of the ashes and replace with fresh wood.
- Put a fresh coat of paint or stain on your window shutters and your front door. Fresh paint on the front of your house really makes a great first impression.
- Buy a new “Welcome” mat for the front and back patio doors. New mats always look crisp & fresh. Keep them simple and without writing on them.
- If you have pets, make sure the litter boxes are kept clean and placed in an area not visible by prospective buyers.
- Make any and all home repairs that you’ve been putting off. Some things may come up in a home inspection. So, it’s always better to get that handled in advance.
- Have your HVAC system inspected and serviced.
- Clean out your garage! Buyers like to see garages that are tidy and clutter free!
- If you have your favorite sports team flag hanging in the front of your house, put it away until after your home is sold.
- Organize your bathrooms. Remove ALL toilet cleaning items next to the sink or toilet, and remove the toilet seat & toilet tank covers if you have them.
- Replace old towels and bath mats with a fresh set of white towels. White towels go with everything type of home.
- Buy new bedding for your beds, if your bedspreads or comforters are worn or don’t co-ordinate.
